First Quarter of 2025 - Real Estate Trends for Florence Oregon

The following data has been gathered from the Regional Multiple Listing Service for the areas of Florence including city limits, the Florence beach area, south of city limits including Dune City, north of city limits, east of Florence and Mapleton, Florentine, Greentrees and Coast Village, respectfully.
Information below compares the 1st quarter of 2025 with the 1st quarter of 2024 for the median sold price as well as total of sold properties, days on the market and sold price per square feet.

MEDIAN SOLD PRICE
The Median Sold Price combining all areas of Florence rose +10.1% in comparing Q1 of 2025 with Q1 of 2024 with the average of sold prices rising from $395,000 to $435,000.
NUMBER OF PROPERTIES SOLD
The Number of Sold Properties (dark green) within all areas of Florence Oregon rose in comparing Q1 of 2025 to 2024. With a total of 51 homes sold in Q1 of 2025 it is a significant gain of +24.4% from the previous year. Inventory of homes available (lighter green) also rose +26.9%, from 67 to 85.
DAYS ON THE MARKET
The Average Days on the Market (ADOM) for a property in Florence Oregon rose +12.2%. While ADOM of Q1 in 2024 was 74, the ADOM for this past quarter was 83.
PRICE PER SQUARE FEET
The average price per square feet of sold properties in Florence also rose +7.1% comparing Q1 of 2025 with Q1 of 2024. Taking into account of all areas of Florence, the average sold price per square foot rose to $288 from the previous of $269.
