The following data has been gathered from the Regional Multiple Listing Service (RMLS) for Florence city limits, south of Florence including Dune City, north of Florence, east of Florence including Mapleton, Florentine Estates, Greentrees Village, and Coast Village. The information below compares the second quarter of 2026 with the second quarter of 2025.

Florence Market Balance
Market Type: ⚖️ Balanced Market
The Florence real estate market remained balanced throughout the second quarter while experiencing noticeably stronger activity than one year ago. New listings increased nearly 24%, pending sales climbed almost 28%, and closed sales surged more than 42%, demonstrating that buyers remained active despite higher inventory levels and longer marketing times.
With approximately 6.1 months of inventory available, buyers have more choices than they did last year, while sellers who price and market their homes competitively continue to attract qualified buyers.
Inventory Continues to Grow
The number of homes available for sale increased from 198 to 245, giving buyers a broader selection of properties throughout the Florence area. Additional inventory has helped create a healthier market by providing more options while still maintaining steady buyer activity.
Buyer Activity Strengthens
One of the strongest indicators this quarter was the increase in pending and closed sales. Pending transactions rose 27.6%, while completed sales jumped 42.3% compared to the same period last year.
This increase suggests that buyers remain confident in the Florence market and continue to take advantage of available inventory.
Prices Moderate While Remaining Stable
Although buyer activity increased significantly, average prices softened compared to last year's second quarter.
The average sold price declined 7.1% to $434,000.
The average active list price declined 4.8% to $559,000.
The average sold price per square foot decreased 4.9% to $293.
These shifts indicate a market that is becoming more balanced after several years of rapid appreciation rather than one experiencing widespread price declines.
Homes Taking Longer to Sell
The average days on market increased to 114 days, a 48.1% increase from the previous year.
While homes are generally taking longer to sell, well-prepared and properly priced properties continue to receive strong buyer interest. Today's buyers have more inventory to compare, making pricing strategy and professional marketing more important than ever.
Quarter in Review
The second quarter of 2026 demonstrated a healthy and active Florence real estate market. Inventory continued to expand, buyer demand remained strong, and significantly more homes changed hands than during the same period last year. Although average prices eased modestly and homes spent more time on the market, overall conditions remain balanced and favorable for both buyers and sellers.
As we move further into the summer selling season, homeowners who price strategically and present their properties well continue to be well-positioned for success.
